What the price includes
All of this is in and never billed on top. We write it out because holiday lets almost never do, and then a list of extras turns up on arrival.
Heating and firewoodNo surcharge
Central heating throughout and a basket of dry firewood for the fireplace, refilled every day you're here in winter. There's no heating surcharge.
A real kitchen
Oven, four-ring hob, dishwasher, capsule and filter coffee makers, and crockery for ten. Oil, salt, sugar, coffee and a dozen teas are already there.
Wifi and phone signal
300 Mb fibre with a repeater upstairs: you can work from here. Mobile signal is good in the village and vanishes as soon as you head up the mountain.
Parking
Room for two cars in front of the house, inside the property. The street is narrow and cobbled: if you're coming in a large van, tell us and we'll say which way to come in.
First morning's breakfastWelcome gift
Bread from the village bakery, butter, our neighbour's jam, fruit and eggs, in the fridge when you arrive. From day two onwards the shopping is yours to do.
What is NOT included: the final clean (€45, paid with the balance on arrival), the cot and high chair (free, but you have to ask) and extra firewood if you burn more than one basket a day.
The house and what's around it
Swap these for your own, and shoot with the house tidy and the blinds up: a bedroom with real daylight books itself. And take at least one of the bathroom, which is the first thing people look for.
Who we are
It was my grandparents' house and today we're the ones who open it
The house has been in the family since 1912 and sat closed for nearly twenty years. We restored it in 2019, keeping what was there — the stone walls, the chestnut beams, the kitchen floor — and changing what needed changing: new wiring, two bathrooms, insulation and heating.
We live in the village, four streets away. That means two things: we hand over the keys in person and tell you where to eat well and where to walk, and if the power goes out on a Sunday night we're there in five minutes. There's no reception desk and no office hours, there's a phone that answers.

The price is for the WHOLE HOUSE, not per person: four of you or eight of you pay the same. VAT and bed linen included. These amounts are an example: swap them for yours before you publish.

August fills up in spring: if you have it in mind, ask early.
On top of the nightly rate: the final clean, €45 per stay, paid with the balance on arrival. A €150 deposit in cash or by instant transfer, returned the same day you leave if the house is as you found it. If your region charges a tourist tax, write it here with its amount: we don't, because it differs from region to region.
What time you get in and what time you leave
There's no reception: we meet you at the door at whatever time you say. Let us know if you'll arrive after 9 pm and we'll sort it out — there's no automatic key box here.

The house is handed over clean and taken back clean: no need to scrub, just take the rubbish to the bin at the village entrance and leave the dishes in the dishwasher.

48 hours to pay it
30% of the total by bank transfer or instant transfer, and the dates are yours. We send you the details and a written confirmation of what the booking covers.
Until the deposit arrives, the dates stay open to everyone.

The remaining 70% and the cleaning are paid on arrival, in cash or by instant transfer. We show you round, hand over the keys and leave you in peace.

The same day
We look round the house with you there if you like, and the deposit goes back the same day. There are no 'wear and tear' deductions and no charges appearing three weeks later.
Tell us which nights you want and we'll give you the total
This is an enquiry, not a booking: nothing is charged yet. We reply the same day with a firm price, and only if it suits you do we talk about the deposit.

Can I rent just one room?
No. The house is let complete and to one group only: you won't share the living room or the kitchen with strangers. That's why the price is for the house and doesn't change whether four of you come or eight.
What's the cancellation policy?
This is OUR example and you should put in your own: up to 15 days beforehand the full deposit is returned; between 15 and 7 days, half; with less than 7 days the deposit is lost, unless we manage to let those nights, in which case it's returned anyway. If we are the ones cancelling because something has broken, everything is refunded the same day. Write it out with your own deadlines and apply it the same way every time: half a sentence in a WhatsApp message is not a policy.
Where's the tourist registration number?
In the footer of this site and in the "Getting here" panel, and there you'll see the gap "[put yours here]" because this template cannot make one up: the number is issued by your regional government when you register the property and it differs from region to region. Fill it in before you publish. In several regions it must appear in all advertising for the property, this website included.
Are dogs allowed?
Yes, if you tell us beforehand, and at no extra charge. Three rules: no beds or sofas, they're never left alone in the house, and their mess in the garden gets picked up. There's a bowl, a water dish and an old blanket waiting. If anyone in the group has allergies, say so when booking and we deep-clean beforehand.
Is there anything for children?
A travel cot, a high chair, socket covers and a stair gate, all free and all to be requested when booking because we set them up before you arrive. The garden is walled with a gate. The fireplace, with small children, needs watching: it has no guard.
Can we smoke?
Not inside, in the garden yes, and there's an ashtray on the outdoor table. It's the one rule that has occasionally cost someone part of their deposit: getting tobacco smell out of curtains and mattresses costs a whole extra clean.
Is there a shop nearby?
The village has a small shop open in the mornings and on Saturdays until 2 pm: bread, milk, cured meat and not much else. The big supermarket is 18 km away. If you're arriving on a Sunday evening, come with your shopping done or ask us to leave you the basics and we'll add it to your bill.
What if something gets broken?
You tell us and that's that. A glass or a plate isn't charged for; that's part of keeping a house open. What does come out of the deposit is real damage — a forced door, a burnt mattress, a cracked hob — and always with the repair invoice to show for it.

Property details
- Tourist registration number: [put yours here]. It is issued by your regional government when you register the property; in several regions it must appear in all advertising, this website included. Don't invent one and don't leave it blank once you're live.

- Maximum authorised occupancy: 8 people. That's the figure on the register and it can't be exceeded, not even for one night.
- Guest registration: on arrival we ask for each adult's ID or passport, because we're required to report the stay. We write down the minimum and nothing more.
Cancellation policy (example: replace it with yours)
- More than 15 days before check-in: the deposit is returned in full.
- Between 15 and 7 days: half the deposit is returned.
- Less than 7 days: the deposit is lost, unless we manage to let those nights.
- If we cancel because something has broken or for any reason of ours: everything is refunded the same day.
House rules
- No smoking indoors. In the garden, yes.
- No parties and no extra people beyond those on the booking: the village has 40 residents and everything is heard.
- Quiet between 11 pm and 8 am, especially in the garden.
- Dogs yes, told beforehand, with the three rules listed in the questions.
- Rubbish goes to the bins at the village entrance, which are sorted into four.
